Briar Hill House, Broad CampdenAbout this home

Located at the end of a meandering gravel driveway is this magnificent family home. Briar Hill House is in the most superb, edge of village setting with village to one side and beautiful countryside to the other. Bought by the current owners in 2014, a complete build and renovation project was undertaken to create a compelling mix of fresh, light and modern spaces, yet close attention being made to ensure that the property retains a clear relationship with the area, such examples being the beautifully crafted fireplaces by Ian Ashurst, the locally built kitchen and hand painted tiles behind the Aga to name just a few. The attention to detail is second to none and it is rare that we see houses finished to such a high standard.

The accommodation throughout is generous and the numerous reception rooms allow a real flexibility as to how they could be used – an example being the well equipped study, perfect for those needing to work from home which in turn could be used as a children’s playroom if required.

Highlights include the show stopping glass extension to the rear which provides the most amazing open plan kitchen, dining and family room. It is very much the heart of the home and perfectly suited to those who enjoy entertaining inside and out, with the large windows forming a seamless link between the house and garden.

The four/five bedroom, four bath/shower room (of which three are en suite) arranged over the first and second floor makes for comfortable family living. Much like the ground floor, the quality of craftmanship and attention to detail is evident throughout with each bedroom and bath/shower room very much having their own individual feel. The main bedroom is particularly impressive, having its own dressing room, en suite shower room and views across the garden and surrounding countryside.

The gardens are simply beautiful, mostly laid to lawn it is interspersed with a variety of trees and shrubs as well as well-established flower beds which are full of colour throughout the summer months. Mature hedging forms a boundary yet the house has the benefit of enjoying the most spectacular views over the surrounding countryside. To the rear of the house is a large terrace with ornate water feature, perfect for those who enjoy al fresco dining. The large gravel driveway provides parking for a number of cars and there is a useful double garage which in turn could have a variety of uses, such as a home office, studio or annexe if the necessary permissions were obtained.

In all, Briar Hill House makes for an extremely appealing package.

The AreaBroad Campden

Nestling in picturesque Cotswold countryside, with its desirable setting and attractive architecture – Broad Campden offers country living at its finest yet is only a stones throw from a wonderful market town. Close to Chipping Campden but very much with its own identity, Broad Campden is based around the influences of the Arts and Crafts movement. There is a rare 17th century Friends Meeting House and the Cotswold Way runs through the village. Many of Broad Campden’s cottage are thatched, which along with the honey coloured Cotswold stone, makes it an incredibly beautiful village.

Described by Pevsner as ‘the best piece of townscape in Gloucestershire, arguably one of the best in England’ Chipping Campden is only 1 mile away. The main street curves in a shallow arc and is lined with a succession of magnificent buildings, yet each having its own distinctive embellishments. A lively place, with most of the facilities of a small town Chipping Campden has a wide variety of shops and businesses, countless welcoming pubs, cafés, hotels, restaurants, a pharmacy, barber, hairdressers, library, Co-op convenience store, post office and doctors surgery.

For those who are keen on sport, there are great facilities including a leisure centre (Cotswold Leisure) with football pitches and tennis courts as well as a cricket club on the east of the town. If that wasn’t enough, Chipping Campden is home to the Campden Literature Festival, renowned annual Chipping Campden Music Festival and Open Gardens Weekend to name just a few.

Another attraction is the proximity to wonderful countryside walks as well as other wonderful towns such as Broadway and Moreton-in-Marsh, merely adding to the appeal of this superb area.

Broad Campden is equidistant between the popular towns of Cheltenham and Stratford both offering a variety of shops, an array of dining options, pubs and facilities.

There are a number of schools and nurserys in the area which cater for all ages and include Kiddy winks Chipping Campden, St Catherine’s Primary School and the popular Chipping Campden secondary school. There is a selection of good schools further afield which include Kitebrook Preparatory School, The Croft Preparatory School, Warwick Preparatory School and Ladies and Boys Colleges in Cheltenham.
